Frequently Asked Questions

It may seem like the real estate websites like realtor.com, zillow.com, and trulia.com may be making Realtors obsolete. In fact, there are thousands of real estate agents in Memphis and throughout Tennessee who are making a very good living, and enjoying the freedom, independence, and opportunity that being a Realtor offers. Being in business for yourself, you should expect to work hard, but if you ask any agents you know, they’ll probably tell you that it’s a great business to be in!

Many people are surprised at how straightforward it is to obtain a real estate license in Tennessee. The entire process can be completed in about 2 to 3 months. Here are the steps:

Complete the 90-hour Pre-license Course (60 hours for real estate principles and 30 hours for the course for new affiliates)
Pass the Tennessee state real estate exam
Find a Principal Broker to affiliate with
Apply for your Affiliate Broker license and start working immediately!
Typically, the required courses can be completed in about 6 to 8 weeks.

A Tennessee Real Estate License must be renewed every two years. In Tennessee, real estate agents typically hold what is called an Affiliate Broker License, which requires them to work under a Principal Broker. After three years of experience as an Affiliate Broker, they are eligible to apply for an upgrade to a Broker License. A licensed Broker may manage their own team or operate independently, while a Principal Broker is responsible for supervising affiliate and broker licensees within an agency.

Whether entering Real Estate as a full or part time career, the opportunities are endless. Memphis Area Real Estate School has experienced staff available to speak with directly in assisting you with finding the best agency to provide the best training, access to lead generating programs, and ongoing support.

It’s always tricky to answer the question “how hard is something”? But here are two things to consider:
1. The material isn’t complex or difficult to understand – there’s just a lot to remember! That’s why a good school will present the material in a number of ways – live classes / webinars, pre-recorded videos, audiobooks, review sessions, etc.
2. Math is often a top concern for people considering taking the real estate exam. Look for a realtor school that provides in-depth video explanations of the most important math concepts, along with valuable test-taking tips.

Essentially, you need to…
1. be at least 18 years old
2. attend an approved real estate school
3. pass the state exam
4. find a Sponsoring Broker
5. apply for the license
Upon your license being issued, you can begin selling immediately. Note that your real estate school will help you through the process, up to the point where you find a Sponsoring Broker, and they’ll assist you from there!

No degree is required in order to become a real estate agent. In fact, the only educational requirements are (1) completion of High School or equivalent, and (2) completion of the 90-hour pre-license course with an approved real estate school.

In Tennessee, the terminology around real estate licenses can be a bit confusing, but the main distinction is between “Affiliate Broker” and “Broker.” When you first obtain a real estate license, it is officially known as an “Affiliate Broker License.” After gaining at least three years of experience under a Principal Broker, you’re eligible to upgrade to a “Broker License.” Brokers have more flexibility, and some may oversee other agents or operate independently. However, the title “Principal Broker” is reserved for those who supervise an entire agency or brokerage team.

Whether you wish to start on a part time basis or dedicate yourself as a full time agent you’ll find there are tremendous opportunities awaiting you.

For Tennessee, aspiring real estate agents do need to pass a final exam for each course rather than just chapter quizzes. Tennessee has maintained this requirement, where candidates must complete a set number of course hours, pass their final course exams, and then also pass the Tennessee state licensing exam to become an affiliate broker. Specifically, affiliate brokers need to pass both the national and state sections of the exam with a minimum score of 70% on the national portion and 70% on the state-specific portion.
